- The deposit and where it is lodged, region by region
- Tax on rental income, resident or not
- Tips for choosing your tenant

Full management costs 8% (excl. VAT) of the rent collected each month, with no minimum term, and includes finding a tenant if the property is empty. If you only want a tenant and will manage the property yourself, tenant find only is charged at one month's rent (excl. VAT) when the lease is signed. Spanish VAT at 21% is added.
Yes. We take over the management of a property that is already let, with the current lease: rent collection, contact with the tenant, repairs and the annual review. We start by going through the lease, the deposit and the inventory with you.
No. We handle viewings, key handovers and emergencies on the ground. You sign documents remotely and follow everything by phone and email, in English.
The landlord. Since the Housing Act 12/2023, property management and lease drafting fees are paid by the landlord (article 20 of the Urban Leases Act, or LAU).

At least five years when the landlord is an individual and seven years for a company, with the lease renewing year by year (article 9 of the LAU). The tenant can leave after six months by giving 30 days' notice.
With full management, our fees are a percentage of the rent collected: while the property is empty, you pay us nothing.
The deposit (fianza) is one month's rent. In the Valencia region, it must be lodged with the Generalitat Valenciana, the regional government, within one month. We lodge it for you and return it at the end of the lease.
Yes. Rent from a property in Spain is taxed in Spain: at 19% for residents of the European Union, Iceland, Norway and Liechtenstein, who can deduct their expenses, and at 24% for everyone else. For rent received from October 2026, the return (Form 210, or modelo 210) is filed once a year, from 1 to 20 April. We give you a summary of the rent and expenses.
Only if the lease provides for it. The increase is then capped by the reference index published by the INE, Spain's national statistics institute, and must be notified in writing. With full management, we calculate and apply it for you.
No. Alveo Rent only handles long-term lets, by the year.
Valencia, Alicante and the surrounding areas. For a property elsewhere in Spain, describe it in the estimate form: we will tell you what we can do with the group's agencies.
We adjust our terms for owners with more than one property. Describe your situation in the estimate form or call us.
