The landlord's legal obligations

  1. A lease of at least five years

Seven years when the landlord is a company (article 9 of the LAU). We draft a compliant lease and keep track of its key dates.

  2. A one-month deposit, lodged

In the Valencia region, it is lodged with the Generalitat Valenciana within one month. We take care of it.

  3. Agency fees paid by the landlord

The Housing Act 12/2023 makes property management and lease drafting fees payable by the landlord. Our fees are set out in the agency agreement.

  4. Rent declared in Spain

Non-resident owners declare their rental income on Form 210 (modelo 210). We give you the annual summary of rent and expenses.
