Letting in Valencia: what the law says

Valencia follows the rules of the Valencia region, on top of the Spanish tenancy act (LAU).

  1. No stressed housing area

As of 26 October 2026, no municipality in the Valencia region has been declared a stressed housing market area. In Valencia, the rent for a new lease is freely agreed: the State reference index does not cap it.

  2. The deposit lodged with the Generalitat

One month's rent, to be lodged with the Generalitat Valenciana within one month of signing the lease (Valencian Law 8/2004). We lodge it for you; with full management, we also handle its return at the end of the lease.

  3. A registered energy certificate

It is compulsory for letting and only valid once entered in the Valencia region's register. Its rating appears in the listing, and a copy is attached to the lease.

  4. An occupancy licence

In the Valencia region, a new water or electricity contract requires proof that the home may be occupied: a licence or a responsible declaration. We check it before publishing the listing.
